Identification: All applicants must provide a current Government issued identification in order execute a lease agreement.  Acceptable forms of identification are: Valid State Issued Driver’s license, valid state issued ID card, valid Military ID card, a valid Passport or a US Immigration and Naturalization Services issued VISA. A copy of all applicants photo IDs and social security cards will be made and retained at time of move- in.
      Non-citizens: Applicants who are citizens of another country must provide
      (1) a passport; 
      (2) the INS document that entitles the applicant to be in the United States; and       (3) proof of employment in this country. This community may ask to make a             photocopy of any of the applicant’s INS documents, passport, and Visa. In             addition, for applicants who do not have credit history in this country and/or             guarantor, this community will accept in lieu of the credit/guarantor
            requirements an additional deposit equal one month’s market rent, unless             otherwise expressed in writing by management.
Legal Age: All applicants leasing an apartment must be of legal age to sign a contract. Applicants must be 18 years or older or an emancipated minor. An emancipated minor is a person less than 18 years of age who is or has been married, or on active military duty, or has an emancipation order.
Criminal History: It is the policy of YWMT, LLC to review an applicant’s past criminal history as there is a legitimate concern about the health, safety, and/or comfort of other residents and employees, as well as a legitimate concern regarding the
potential risk for property damage. Criminal history only refers to criminal convictions, which includes deferred adjudication and/or pretrial diversion.
Generally, factors including, but not limited to the following, will be considered when reviewing the applicant’s criminal conviction(s): nature and severity of crime; when the crime was committed; and whether the type of criminal conduct is a
concern to the legitimate interests of the property or owner of the property under management. Generally, applicants with the following criminal convictions will be excluded from residency at this apartment community: (1) murder; (2)
arson; (3) any felony relating to the manufacture or sale of illegal drugs, including controlled substances; and (4) any sex-related crime requiring
applicant’s present registry as a sex offender under the State’s Sex Offender programs. Notwithstanding the above, it is the policy of Asset Plus
Companies to review the foregoing factors regarding Applicant’s criminal conviction(s), as well as consider any evidence of mitigation provided by
Applicant. Applicant shall not be rejected solely based upon an arrest or charge that is not, yet a criminal conviction as defined above. Applicants with
pending criminal litigation who are subsequently convicted, given deferred adjudication, or given pretrial diversion, for any of the crimes
including, but not limited to, those provided above, during the term of any prospective lease, may be in default of their rental agreement and may be
required to vacate the premises. When applicants have not lived in this state for at least 12 months prior to application date, we will endeavor to check criminal history for the previous states of residence over the past 7 years. Please note that this requirement does not constitute a guarantee that residents or occupants currently residing in our community have not been charged with or convicted of a felony or deferred adjudication for a felony or misdemeanor crime against a person or property. There may be residents or occupants that have resided in our community prior to this requirement going into effect. Additionally, our ability to verify this information is limited to the information made available to us by the resident credit reporting services and other third-party resources.
Occupants:  All occupants of an apartment home must be approved by management. This includes anyone under legal guardianship of the applicant. Please refer to the rental application and list the names of all dependents. Occupancy will be limited to no more than three (3) persons in a one-bedroom apartment, five (5) persons in a two-bedroom apartment or seven (7) persons in a three-bedroom apartment. All adult occupants will be considered as responsible residents under the Lease Agreement and will be asked to sign the Lease as a resident.
Credit: Unsatisfactory credit may disqualify an applicant. YWMT, LLC. reserves the right to require additional deposits, monies and prepaid rent in cases of marginal credit histories. Should unsatisfactory credit interfere with application acceptance, you will need to contact the reporting agency for further information.
Income: Applicants must make 2.5 times the Gross Monthly Rental amount. Roommates must each qualify at 65% of the total monthly income requirements of a single applicant. Applicants must submit verifiable proof of income, such as, paystubs, bank statements, tax returns or an Offer Letter for employment.
Rental: Automatic denial be any unfavorable resident history within the past two (2) years.
Criminal: All persons over the age of 18 must pass screening for criminal/backgrounds through our 3rd party vendor.
CANCELLATION: Upon placing the application, applicants have 48 hours to cancel their apartment reservation and have their good faith deposit refunded. Failure to cancel a reservation in the prescribed period of time will result in the deposit being forfeited.
GAURANTOR/CO-SIGNERS: A co-signer may be considered for the applicants that have not established sufficient rental, credit, or employment history. A co-signer must qualify at four (4) times the monthly rental amount; have an established credit history and superior residential history.
ADDITIONAL DEPOSITS: Applicants with marginal credit history may be considered with an additional deposit equal to up to two month’s rent. In order to qualify for an apartment with an extra deposit, there must be no background of formal complaints registered against the applicant at the former addresses, or outstanding apartment / rental collections.
APPLICATION FEES: A non-refundable application fee shall be paid by each applicant including co-signers to initiate screening process.
NON-REFUNDABLE ADMINISTRATIVE FEE: A non-refundable administrative fee per apartment home shall be paid prior to executing a lease agreement.

Notification:  
Applicants will be informed of the status of their application within 3 business days from submitting the application and the required processing fee.  Applicant acknowledges that application fee(s) paid at time of submission of application are non- refundable. In the event that a fee (holding fee or admin fee) was submitted to secure an apartment, applicant acknowledges that they have 24 hours from receipt of approval of application to cancel application in order to have fee returned otherwise that fee will become non-refundable.
